These Terms & Conditions explain the basis on which Fixed Price Drainage provides drainage services to customers across Stirling, Falkirk and Clackmannanshire.

About These Terms

These Terms & Conditions apply to services supplied by Fixed Price Drainage (“we”, “us”, “our”) to customers (“you”, “your”).

By booking or instructing us to carry out work, you agree to these Terms & Conditions, subject to your statutory rights as a consumer.

Our Services

Fixed Price Drainage provides professional drainage services including:

  • Drain unblocking
  • Emergency drain unblocking
  • Blocked toilet clearance
  • Outside drain clearance
  • CCTV drain surveys
  • Drain tracing
  • Drain repairs
  • Drain patch lining and suitable no-dig repair solutions

The precise service required may depend on the condition, accessibility and layout of the drainage system identified at the property.

Areas We Cover

We primarily provide drainage services across Stirling, Falkirk and Clackmannanshire, including surrounding locations within our normal service area.

We reserve the right to decline work outside our operating area.

Fixed-Price Drain Unblocking

Where advertised, our standard residential drain-unblocking service is:

£130 + VAT £156 including VAT

The fixed price applies only to work falling within the scope of our advertised standard residential drain-unblocking service.

We will explain where reasonably possible if additional investigation, specialist equipment, repair work or other services are required.

Additional work will not normally be undertaken without the customer's agreement.

No Call-Out Fee

Where we advertise “No Call-Out Fee”, this means that no separate attendance or call-out charge is added to the applicable fixed-price residential drain-unblocking service.

It does not mean that all inspections, diagnostic work, specialist services or unsuccessful work are free.

Where a different service or charge applies, this should be explained before that additional work is authorised.

What May Not Be Included

Unless expressly agreed otherwise, the standard drain-unblocking price does not automatically include:

  • CCTV drain surveys
  • Drain tracing
  • Excavation
  • Drain repairs
  • Replacement pipework
  • Drain patch lining
  • Root cutting or specialist removal
  • Removal or disposal of substantial foreign objects
  • Work to pumps, septic tanks or treatment systems
  • Specialist access equipment
  • Third-party contractor costs
  • Work to drainage belonging to another property, utility provider, landlord, factor or public authority

Where one of these services is required, we may provide a separate quotation or price.

Access to the Property

The customer is responsible for providing safe and reasonable access to the property and relevant drainage points.

This may include access to:

  • Manholes
  • Inspection chambers
  • Toilets
  • Sinks and waste connections
  • External drains
  • Gardens, driveways or other areas containing drainage infrastructure

We are not responsible for delays or inability to complete work where appropriate access cannot reasonably be obtained.

Customer Information

Customers should provide accurate information about the drainage problem and disclose relevant circumstances they know about, including previous drainage problems, damaged pipes, unusual drainage systems, previous repairs or known access restrictions.

Information supplied before attendance may help us determine the likely service required but cannot guarantee the condition of drainage that has not yet been inspected.

CCTV Drain Surveys

A CCTV drain survey provides information based on the areas of drainage that can reasonably be accessed and inspected at the time of the survey.

A survey cannot guarantee identification of defects that are:

  • Outside the inspected section
  • Concealed by debris, standing water or obstruction
  • Inaccessible
  • Outside the limitations of the equipment used

Findings and recommendations relate to conditions visible or reasonably identifiable at the time of inspection.

Drain Tracing

Drain tracing can be used to help establish the route or location of underground drainage.

Results depend on site conditions, access, pipe construction, depth, interference and other factors.

Unless specifically agreed as part of the service, drain tracing does not constitute a formal land, boundary, utility or engineering survey.

Drain Repairs & Patch Lining

Drain patch lining is a no-dig repair method suitable for certain localised drainage defects.

It is not suitable for every damaged drain.

We may recommend alternative repair methods where the condition, shape, material, accessibility or structural integrity of the drainage means patch lining would not be appropriate.

Where repair work is separately quoted, the scope and price of that work will be agreed with the customer.

Hidden or Pre-Existing Defects

Drainage systems are often underground and their condition may not be known until work or investigation begins.

We cannot accept responsibility for pre-existing defects we did not cause, including:

  • Collapsed or fractured pipes
  • Displaced joints
  • Root ingress
  • Corrosion
  • Defective installations
  • Inadequate falls
  • Structural movement
  • Damaged chambers
  • Incorrectly connected drainage
  • Defects that could not reasonably have been identified beforehand

If such a problem is discovered, we will explain the findings and, where appropriate, discuss possible next steps.

Completion of Drain Unblocking

Clearing a blockage does not necessarily mean that the underlying cause of the blockage has been permanently removed.

Recurring blockages may indicate damaged pipework, root ingress, poor pipe alignment, scale, deposits or other structural issues.

Where appropriate, we may recommend a CCTV drain survey or further investigation.

Emergency & 24/7 Service

We advertise 24/7 drainage support.

While we aim to respond as quickly as reasonably possible, attendance times may be affected by:

  • Existing emergency jobs
  • Traffic and weather
  • Distance
  • Staff availability
  • Unsafe conditions
  • Circumstances outside our reasonable control

Any estimated arrival time is therefore an estimate unless expressly confirmed otherwise.

Payment

Unless otherwise agreed in writing, payment is due upon completion of the agreed service.

We reserve the right to request advance payment or a deposit for certain works, materials, specialist services or larger repairs.

VAT will be charged where applicable.

Quotations

Unless stated otherwise, quotations are based on information reasonably available when the quotation is prepared.

If previously unknown circumstances are discovered that materially alter the work required, we will explain this and seek agreement before carrying out additional chargeable work where reasonably practicable.

Cancellations & Consumer Rights

Consumers may have statutory cancellation rights where a contract is entered into online, by telephone or away from our business premises.

Where you specifically request that drainage work begins during an applicable cancellation period, you may be asked to expressly request early performance of the service.

If you subsequently cancel after work has begun at your request, you may be required to pay for services reasonably supplied up to the point of cancellation, in accordance with applicable consumer law.

Where a service has been fully performed following the customer's express request and acknowledgement, the statutory right to cancel may be affected.

Nothing in these Terms & Conditions limits your statutory consumer rights.

Cancellation of Appointments

If you need to cancel or rearrange an appointment, please contact us as soon as reasonably possible.

We reserve the right to charge reasonable costs where a customer requests attendance and we incur costs because access is unavailable, the appointment is cancelled after attendance, or circumstances within the customer's control prevent agreed work from proceeding, provided any such charge is lawful and has been appropriately communicated.

Damage & Reasonable Care

We will take reasonable care when carrying out work.

Drainage work can sometimes require access through established landscaping, paving, flooring, structures or other property.

Where intrusive work is necessary, we will seek to explain this before proceeding where reasonably practicable.

We are not responsible for unavoidable consequences of accessing drainage where the need for such access results from the location or existing condition of the drainage system.

Nothing in these terms excludes liability where it would be unlawful to do so.

Customer Belongings & Work Areas

Customers should remove or protect valuable, fragile or sensitive items from areas in which drainage work will take place.

Children and pets should be kept safely away from working areas, equipment and open drainage access points.

Shared, Public or Third-Party Drains

Some drainage problems may involve shared drains, sewers or infrastructure belonging to another property owner, landlord, factor, water or sewerage provider, or other third party.

Where we reasonably believe responsibility rests elsewhere, we may recommend that the appropriate responsible party is contacted.

We cannot authorise work on property or infrastructure where the customer does not have the necessary authority.

Guarantees

Any specific guarantee applying to repair work will be confirmed separately where applicable.

Unless expressly stated in writing, clearing a drain blockage does not constitute a guarantee that the drain will never become blocked again.

This is particularly important where an underlying structural or recurring drainage problem exists.

Nothing in this section affects statutory rights relating to services that must be carried out with reasonable care and skill.

Photographs, CCTV Footage & Records

We may take photographs, CCTV footage or other records where reasonably necessary to:

  • Investigate drainage problems
  • Document work
  • Provide recommendations
  • Maintain service records
  • Evidence the condition of drainage

Any use of identifiable customer information will be handled in accordance with applicable data-protection requirements and our Privacy Policy.

We will not use identifiable images of a customer's property for marketing without an appropriate lawful basis or permission where required.

Complaints

If you are unhappy with our service, please contact us as soon as possible so that we have an opportunity to investigate and respond.

We aim to deal with complaints fairly and within a reasonable period.

Liability

Nothing in these Terms & Conditions excludes or restricts liability for death or personal injury caused by negligence, fraud or fraudulent misrepresentation, or any other liability that cannot legally be excluded or restricted.

We are not responsible for losses caused by matters outside our reasonable control or by defects that existed before our work and which we did not cause.

For consumers, nothing in these Terms affects rights provided by applicable consumer law.

Website Information

We take reasonable care to ensure information on the Fixed Price Drainage website is accurate.

Website information is provided for general information and may be updated from time to time.

Photographs and illustrations may be representative and do not necessarily depict the exact service required at an individual property.

Privacy

Personal information supplied to us will be handled in accordance with our Privacy Policy and applicable UK data-protection legislation.

Changes to These Terms

We may update these Terms & Conditions periodically.

The version applicable to a booking will normally be the version in force when the service is booked, unless a change is required by law or otherwise agreed.

Governing Law

These Terms & Conditions are governed by the laws of Scotland.

Consumers retain any rights they have regarding the appropriate courts in which a claim may be brought.
